Our Story

Glasshouse is a specialist property management company. It has been operating in the Waikato for 14 years, and we are thrilled to now support landlords and tenants in Christchurch and the greater Christchurch region. Jeremy started the business because he thought property management could be done better for owners and tenants. He is still the managing director today. Glasshouse is REINZ accredited, and property management is all we do. There is no sales arm and no franchises, with the whole team focused on residential rentals.

Our History

In early 2026, Jack and Sue from Fraser Flynn started to look for the right team to continue growing their business and continue their hard-earned reputation for excellence in the industry. With Glasshouse, they saw an instant alignment and felt it was the right time to join forces with a like-minded company. Glasshouse officially acquired Fraser Flynn in late 2026. The merger provided the existing property management team from Fraser Flynn access to Glasshouse’s scale, experience and admin support. With a focus on efficiency, clear communication and seamless management, our team is dedicated to helping landlords achieve better returns with less stress.

We are excited to be part of Christchurch’s continued journey. It is a market with real momentum, where business is still done on good relationships and backed by a strong business community that wants to see the region succeed. Our priorities remain firmly on continuing to do the basics well. Free Rental Appraisal

1. Rental Appraisal

First, we’ll assess your property to understand its condition, location, and rental potential. From there, we’ll provide expert property advice to maximise your rental returns.

2. Tenant Screening & Placement

We’ll find high-quality tenants who are a good fit for your property, using our thorough tenant screening process to ensure reliability and respect for your investment.

3. Ongoing Management & Maintenance

We’ll manage everything from routine inspections to handling any maintenance issues promptly. Our in-house maintenance manager ensures repairs and renovations are dealt with efficiently, so you don’t have to worry about a thing.

4. Financial Transparency

With Glasshouse, you’ll receive clear and consistent updates, ensuring you always know where your investment stands. We ensure timely weekly rent payments, provide monthly statements, and offer industry-leading trust accounting to keep your funds exactly where they should be. A flat 8.25% + GST. Maintenance management included, with nothing added on top.

Our pricing reflects a hands on, considered approach to property management, built for landlords who value quality and long term performance. If you're comparing options or want to understand how it could work for your property, we'd love to talk.

Get In Touch

No hidden extras. All of this is covered by the 8.25%:

Arranging maintenance
Routine inspections
Entry and exit inspections
Tenancy renewals
Monthly statements and administration
Annual statements

Finding a new tenant is a one off $675 + GST. That covers advertising, viewings, screening and the tenancy agreement. If your property is already tenanted, there's nothing to pay.
